The roof section above is part of a 26,000-square-foot restoration, which cost the owner $83,200 for a silicone restoration with a 20-year warranty.  Other quotes were $128,790 for a TPO overlay and $181,220 for a complete TPO replacement, both with 20-year warranties.  By choosing silicone, the owner saved at least $45,590 and achieved a superior watertight roof compared to a new TPO installation comprised of lower-quality material full of seams.

A roof is comprised of many layers. No matter your roof type, it includes a vital performance layer. This layer is the only waterproof barrier in the entire roof system. If this layer fails, your roof will leak.

A typical 60-mil TPO membrane has three layers: a bottom layer, a middle scrim, and a performance layer on top.

 The performance layer, which is the only waterproof layer, is only 17 mils thick. This means when your roofer sells you a 60-mil TPO membrane, you are not getting a 60-mil waterproof membrane.

The main objective is to prevent the roof from leaking.

 

Any roof system (TPO, EPDM, MODIFIED, PVC, ASPHALT) will leak if its performance layer is compromised, which can result from poor maintenance, severe weather, or aging. 

 

Every roof has an important part called the performance layer, or waterproof membrane. It is the top layer of your roof.  This layer stops water from getting into the roof. Below it, there are layers like fiberboard and insulation. The only time any roof will leak is when the performance layer is damaged.

 

When getting a new roof, you have two options: CONSTRUCTION or RESTORATION

A. **Construction** means removing and replacing the old roof or adding a new one on top.  This option is costly and invasive and doesn't work as effectively as Restoration with silicone.

B. Restoration involves applying a new coating over the existing roof. This repairs the existing performance layer, and by keeping and coating over the old performance layer, you double the waterproof capability. It's a noninvasive and cost-effective choice that outperforms other roofing systems due to the high-quality silicone used.

 

Restoring your roof is smarter than replacing or overlaying it. It's quicker, more affordable, and provides superior results along with many other advantages.
